There are many ways of selling your land or property, these are the most common:

Unconditional -

Here you will achieve the market value without any uplift of development value. This transaction is suited if you need a quick sale and a cash buyer.

Without Planning Permission -

More commonly known as “Subject to Planning Permission”, where a buyer won’t pay for your land immediately. Instead, you enter into a legal contract (normally an Option agreement) and the buyer will then take the site through the Local Authority Planning Department, hopefully gaining satisfactory permission.

This is a lengthy process that is never guaranteed and the costs to the buyer can be large. Once approved you should achieve an uplift in the value of the land.

With Planning Permission -

This creates the highest value as you have achieved full planning permission yourself and would have taken the risk by spending the money to do so.
